Development of University Avenue with the project of $35 million

A project by AIPL Canada – a firm with roots in India is focusing on the development of the Junction property on University Avenue West. The project is costing $35 million. 

Officials said there are a number of benefits for the city and University Avenue from this project. 

Greg Atkinson, 41, is a city planner in Windsor.  

The addition of 148 apartments will provide new housing and drive the need for nearby services and amenities along the University Avenue West corridor,” said Atkinson. “The clean-up of a long-standing brownfield property will improve environmental conditions and have a positive effect on the value of surrounding lands. 

The city has approved $3 million for brownfield property cleanup with the little hope of redevelopment. 

“While property tax-based incentives are recommended for the proposed development (to be considered by City Council for final approval on Feb 3)the improved property will eventually contribute increased taxes to the city,” said Atkinson.  

There are also plans for future development of several areas in Windsor and according to Atkinson, these areas will include 319 Chilver Rd, Rockport St, 300 Giles Blvd East, 3568 Howard Ave, 1920 Grove Ave, 1600 Lauzon Rd. and many more. 

Ward 3 councilor, Rino Bortolin, said there are some important aspects about this project such as new buildings, roads and streets. 

“This project is very important for us because it will enhance business and lots of people were living outside, they got living areas like a condo building,” said Bortolin. 

The entire city will look very different in the next few some years. Many new developments will change the whole city.
